The first step is lubricating the rollers, the small wheels attached to the sides of the door. Squirt a few drops of lightweight household oil or spray a small amount of silicone lubricant onto their spindles.Check that the hinges to which the rollers are attached are fastened securely to the door panels. If any are loose, tighten the screws. If the screw holes have become enlarged, replace the screws with new ones larger in diameter.Be sure that the hinges are properly aligned: The roller spindles should be parallel to the horizontal seams between door panels.Metal rollers seldom require attention, but nylon rollers can become damaged. Replacing a roller (bought at a hardware store)usually involves unscrewing its hinge from the door, then pivoting the roller free from the track.If the garage door binds, inspect the tracks for misalignment. Where the tracks are vertical, check the alignment with a builder`s level. Overhead, measure between them in several places; the distances should be the same.

If adjustments are necessary, loosen the bolts in the slotted brackets that fasten the tracks to the garage wall and ceiling joists. Then tap the tracks with a hammer until they are correctly positioned. Then lubricate the track surfaces with general-purpose automotive grease or spray-on silicone lubricant.If using grease, apply it sparingly or the tracks will become gummy. Spread the grease with a cloth to avoid injuring your fingers on sharp track sides or metal splinters.Use the same lubricant, or powdered graphite, on the door handle and lock.If these assemblies do not operate smoothly even after lubrication, remove them from the door to get to their moving parts. Clean them with a cloth or old toothbrush dipped in kerosene or charcoal-lighting fluid, then coat the parts with a thin layer of grease.

Misaligned lock bars-the metal rods extending from the door lock to the tracks-can cause locks and sometimes handles to operate stiffly. Be sure the ends of the bars slide easily in and out of their slots in the tracks when the door lock is operated.If they do not, loosen the screws that fasten the adjustable bar guides at the sides of the door. Then lock the door and reposition the guides by sliding them up or down so that the bars travel smoothly. Check the metal cables that run from the spring above the door to brackets on the door`s bottom corners. If a cable is frayed, replace it by first raising the door fully to release all spring tension. Then have a helper hold the door in this position while you unfasten the cable. Do not try to work on a cable that is not completely slack.On doors with a long coil spring at each side, perpendicular to the door, unhook the damaged cable from its top bracket, unthread it from any pulleys it runs through, then unfasten it from the bracket at the base of the door.

On doors with a single horizontal spring (called a torsion spring)fastened to the top of the doorway, parallel to the door, unfasten the cable from the door. Unwind the cable from its drum at the end of the axle to which the spring is attached.Installing a replacement cable is the reverse of removal. Tighten the brackets or replace them if they are bent or broken.Cables must be the same length for the spring tension on both sides of the door to be equal. If the cables are of unequal length, the door may bind. Lubricate the cables and protect them from rust by wiping them with an oiled cloth.A properly adjusted garage door should remain in place when the bottom is raised three feet from the ground. If raised higher, the door should creep upward slowly by itself. If positioned lower, the door should descend on its own.Adjust the springs only if the door does not operate satisfactorily after lubrication and other maintenance.First slacken the springs by raising and supporting the door. Then rehook the top end of each cable in one of the other holes or hooks in the mounting brackets.
