The owners of Forstall Art Center (215 20th Street North) have discovered structural issues during the recent building renovation. The windows are currently the most needed repair and will be replaced with a standard storefront. A renovation project (1201 Second Ave. N.) is being completed to ensure the appropriate maintenance is done and the infrastructure is ready for future tenants. The steel windows will be repaired and the building painted.

The walkway will be repaired and painted as well. The railing for the walkway along 12th Street North can return to staff, but the landscaping will have to return to the committee. The owners of DMac’s will be renovating the former V. Richards (3912 Clairmont Ave.) for the new restaurant. The stucco will be repaired and a new metal roof installed. Additional modifications include enclosing the front for seating, adding outdoor seating, and extending the eaves with heavy timber brackets. The neighborhood association previously approved the project. The Hartline Accounting Office building (3100 Fifth Ave. S.) will undergo a renovation to the garage area of the building. The bricks will be cleaned and masonry restored. The existing opening will be replaced with windows and a storefront will go into the current roll-up door. A resurvey project (2220 First Ave. N.) is going on to combine two buildings. In addition to making these two buildings into one, the owners are removing the stucco, replacing the windows, and adding a steel storefront.

New windows will be installed in the building. The fire escape will be removed and a wood storefront will be installed. The committee reminded the applicant that a Master Signage Plan will be needed for the multi-tenant building.

The windows will also be replaced with low-e, insulated glass and will change from a 3-over-3 pane style to a 1-over-1 style. A fire escape and a security gate for parking will also be added.

Design Duplication (212 41st St. S.) is merging with its neighboring company to form Image Hive. The proposed signage for the new company will be non-illuminated, aluminum, raised letters. All existing projecting signs will be removed. The metal trim will be replaced as well. The committee requested the owner appear at the next meeting to present the whole building rather than simply the signage. A roof replacement project (8727 Fourth Ave. S.) was presented to the committee. The existing metal roof is rusting and replacement is necessary.
